How are dental practices typically valued?
Dental practices are valued using a multiple of adjusted earnings (EBITDA), which measures the practice's operating profit after removing owner-specific costs and one-off expenses. If you are an owner-operator, your EBITDA will be adjusted to reflect what it would cost to replace you with a salaried associate or practice manager, so that a buyer can see the true profitability of the business under new ownership. For practices with an NHS contract, the number of Units of Dental Activity (UDAs) and the value per UDA also play a significant role in the valuation, particularly in determining how attractive the contract is to incoming buyers.
What multiples do dental practices sell for?
EBITDA multiples in the UK dental sector currently range from around 6x to 10x, depending on the nature of the practice and the quality of its earnings. Smaller, single-surgery practices at the lower end of the market will typically sit towards the bottom of that range, while larger multi-surgery practices with a strong private or mixed revenue profile can achieve significantly more. Corporate and PE-backed buyers have been known to pay at the upper end for practices that fit their acquisition criteria, particularly those with multiple associates already generating revenue. That said, recent market data suggests the gap between single-site and group valuations has narrowed somewhat, with strong standalone practices now achieving comparable multiples to smaller groups, particularly where the standalone practice has a well-developed associate model and strong private revenue.
